Here are some helpful tips to make protesting a 2025 property valuation faster and easier, from the Lincoln County Assessor.
——–
The protest period is June 1 – June 30.
We are asking those who protest to please bring all evidence, photos, appraisals (entire appraisal) and any other documentation they might have to prove that their valuation is not the “current market value” that we have listed for your property.
The burden of proof is on the taxpayer to show that the current assessed valuation is not correct. Evidence can be filed with the protest at the county clerk’s office, or the evidence may be brought to the assessor’s office to show to appraisers when you visit with them.
Please bring the evidence with you the first time, so you don’t have to make two trips and we don’t have to schedule two appointments. This will save everyone time and will allow us to be able to visit with everyone who would like to speak to an appraiser. Please bring profit & loss statements for all rental or income producing properties with you or be sure to file them with your protest form at the County Clerk’s Office if you want your property valued using the income approach to value instead of the cost approach.
Thank you in advance for your thoughtful consideration!
Must file with County Clerk’s office
Protests must be filed with the county clerk’s office.
The county assessor’s office is unable to accept any protests by mail, fax, email or walk-ins. Those protests will be sent, faxed or mailed back to the taxpayer.
Protests must be made using a form 422 for each parcel, include an adequate legal description of the parcel, a statement of one or more reasons for the requested change in valuation, and a requested valuation is required! Failure to do so will result in a dismissal of the protest.
Protest forms 422 are available at the Lincoln County Assessor’s Office or from the Lincoln County website: www.lincolncountyne.gov.
