County lowers value of rural property after appealTell North Platte what you think
 

The Lincoln County Commissioners, meeting as the board of tax equalization, agreed Monday to lower the 2016 valuation of some rural property near Maxwell.

The property is near the Platte River. it belongs to Dennis L. Conley and was originally classified as recreational, valued at $3,000 an acre. But Conley appealed the valuation to the state commission of tax equalization and review, claiming that nearly all of the land is used for agriculture.

The appeal prompted four appraisers from Lincoln County to personally visit the property in mid-April.

The land consists of four separate parcels.

After the visit, they agreed to lower the valuation of all the parcels of land. Most of the land was re-classified as agricultural. Some of the acres that could be used for recreation are so close to I-80 that hunting is out of the question, Lincoln County Appraiser Charity Farley told the board.

The appraisers agreed that much of the land is used either for agriculture, or for Conley’s home and buildings, with about 15 total acres used for recreation, Farley said.

Lincoln County Assessor Julie Stenger said she urged Conley to apply for a “special valuation” for the land this year, as agricultural.

The adjusted valuation for the parcels totals $276,276, according to the amounts approved by the board.
